To ensure your residency is as seamless as possible, our property management platform provides two robust digital tools: Tenant Web Access (TWA) and the rmResident mobile app. Whether you prefer using a desktop computer at your convenience or managing your account on the go via your smartphone, these platforms empower you to take full control of your residency.

This comprehensive guide walks you through setting up your account, making one-time payments, configuring automatic recurring payments, and utilizing other resident tools designed to simplify your everyday life.

📋Platform Overview: TWA vs. rmResident

Both platforms connect directly to our central property management system, meaning your ledger, balance, and history sync in real time. You can use them interchangeably based on your preferences.

🔑Step 1: Setting Up and Logging Into Your Account

💻Accessing the Desktop TWA Portal

To create your account for the first time, you will need your specific resident Account Number (provided in your welcome packet or lease agreement) and the email address associated with your lease.

1. Navigate to the unique Tenant Web Access portal URL: https://twa.ranchodelreymhe.com/

2. On the login page, click the Sign Up button.

3. Enter your Account Number, your Email Address, and complete any additional identity verification fields.

4. Click Sign Up again. Check your inbox for a verification email to activate your profile and establish a secure password.

5. Return to the portal, enter your registered email address and password, and check “Remember Me” if using a secure, personal device.

📱Accessing the rmResident Mobile App

Once your account is activated online, taking it mobile is incredibly easy.

1. Open the Apple App Store or Google Play Store on your device and search for rmResident. Download and install the free app.

2. Launch the app. You will be prompted to enter a specific Company Code. This code identifies your property management company and can be obtained from your Park office. Tip: If you log into TWA from your smartphone browser, there is often a quick download link that automatically pre-populates this company code for you!

3. Log in using the exact same email address and password you established for the web portal.

💳Step 2: Making a One-Time Rent Payment

Both platforms accommodate multiple secure electronic payment methods, including ACH (direct bank transfers) and major credit or debit cards. ACH transfers typically feature significantly lower processing fees compared to card transactions.

🌐Via the TWA Web Portal:

1. Log in and locate the Charges tile on your main dashboard, or click Make a Payment from the upper navigation bar.

2. Review your current balance. Enter your desired Payment Amount.

3. Select your preferred Payment Type (e.g., Bank Account or Credit Card).

4. Input your banking routing and account numbers, or your card details along with the associated billing address.

5. Review the payment details, including any applicable transaction fees, and click submit to instantly process the payment.

📲Via the rmResident App:

1. Open the app and view your dashboard account summary.

2. Tap the payment icon or button.

3. Enter the payment amount and specify your payment details. You can save payment methods securely within the app for swift future transactions.

4. Confirm and finalize your transaction.

🔄Step 3: Setting Up Auto-Pay (Automatic Recurring Payments)

The easiest way to avoid late fees is by establishing Auto-Pay, scheduling your rent and recurring fees to deduct automatically each month. You can manage and adjust these preferences at any time.

⚙️How to Configure Auto-Pay:

1. Click or tap the drop-down settings menu adjacent to your profile name (located in the top-right corner of TWA, or in the account/settings tab of the rmResident app).

2. Select Payment Settings.

3. If you haven’t already, select Add to securely store a recurring payment method (such as your checking account for low-fee ACH transfers).

4. Navigate to the Auto-Pay section and select Setup Automatic Payments (or update existing parameters).

5. Specify your preferences: indicate the exact day of the month you wish the funds to be drawn, and define the payment limit options (such as paying the full balance due or setting a maximum cap).

6. Accept the terms and conditions and click Save to activate automatic monthly processing.

Note: Ensure that your auto-pay configuration is finalized a few days prior to the first of the month to guarantee proper synchronization with the billing cycle.

Your resident portal does much more than process rent. Take advantage of these additional features to streamline communications with the management team:

• Maintenance Requests: Encountered a leaky faucet or appliance issue? Open the Service Issues tab to submit a comprehensive request detailing the problem. The rmResident app lets you capture and attach photos directly from your phone’s camera. Track the work order status from open to complete in real time.

• Document Library & Electronic Signing: Access digital copies of your lease agreement, addendums, and community notices. When a lease renewal or new document requires your signature, receive an immediate notification, review the document in the portal, and electronically sign it securely.

• Transaction Ledger History: Review your full ledger breakdown, including historical payments, utilities, deposits, and monthly charges to keep your personal records fully accurate.

1. Getting Started & Logging In

To access your resident portal, you don’t need any complex software—just a web browser.

1. Open your browser and navigate to: https://ranchodelreymhe.com. Select “Resident Portals” → “DwellingLive”

2. First-Time Users: If your community manager provided you with a registration code, click on the link that says “I have a one-time use Registration Code”.

   🚨If you need a Registration code, please send an email to office@ranchodelreymhe.com with you name, space and email address.

   Registration Steps:

   1. Enter your unique Registration Code.

   2. Enter and confirm your Email Address (this will become your login username).

   3. Create a secure Password (minimum of 6 characters, combining letters and numbers).

   4. Click Register.

3. Use your email address and the password that you created to log in.

2. Managing Your Profile (”My Account”)

Keeping your account details up to date ensures the front gate and community staff can always reach you when necessary. Click “My Account” at the top right of your screen to access these options:

A. Managing Users & Notification Settings

You can view everyone registered under your home address. To update any user:

• Click Edit next to their name. Here you can update email addresses, change passwords, and upload profile photos.

• On the right, customize your Email / Text Message Notification Settings. You can opt-in to receive instant notifications for:

• Guest passes issued or denied.

• Guest registration confirmations.

• HOA updates, newsletters, and service request replies.

B. Setting Up Your Phone & Call Priorities

When an unregistered guest arrives at the gate, the guard will call you. You must configure your numbers:

1. Under Phone Numbers, add your telephone numbers (Cell, Home, Work, etc.).

2. Activate Texting: To receive text alerts, select your phone number from the dropdown under “Text Message Phone” and choose your cellular provider (e.g., AT&T, Verizon).

3. Click the Call Priority button. Arrange your numbers in the exact order you want the gate staff to call them.

C. Verbal Confirmation Code

This is a secure password/code used to verify your identity when you call the gatehouse. Enter a memorable phrase (e.g., “Happy Home”) in this box and save.

3. Managing Guests & Visitor Access

The Guest List is the core of the dwellingLIVE system. To manage your visitors, go to My Community > Guest List.

📱 Go Mobile: At the top of the Guest List page, you’ll see links to the Apple App Store and Google Play Store. For a one-time fee of $0.99, you can download the mobile app to manage your guests directly from your phone!

A. How to Add a Guest

Click Add Guest and choose one of three categories:

1. Temporary Guest: Best for one-time visitors (friends, delivery drivers). Set a start date and an expiration date.

2. Permanent Guest: Best for frequent visitors (family members, recurring services like house cleaners or landscapers).

• Customizable Days: You can restrict a permanent guest’s access to specific days of the week (e.g., only Tuesdays and Thursdays for your gardener).

3. Party Attendee: Use this to register a guest specifically for an event.

B. Send an “ePass” (Digital Gate Pass)

If you enter a guest’s email address, you can click Save & Send ePass.

• This sends a secure QR Code directly to your guest’s email.

• Your guest can print the pass or simply show the QR code on their smartphone when they arrive at the gate.

• The gate attendant will scan the screen wirelessly, instantly printing their physical dashboard pass and saving everyone time!

C. Custom Directions for Guests

At the bottom of the Guest List page, click Directions for Guests. You can type custom driving directions from the gatehouse to your home. These directions will print automatically on the bottom of any physical guest pass issued at the gate!

D. Hosting Large Parties

If you’re hosting a large event, registering guests individually is tedious. dwellingLIVE makes it simple:

1. Click Add Party.

2. Set your party title and date.

3. Choose Import List from File.

4. Click Import Template to download an Excel sheet.

5. List your guests in the spreadsheet, save it, browse for the file on your computer, and click Import. Your entire party guest list is uploaded in seconds!

E. Restricting Guests

If there is an individual or service provider who is strictly prohibited from entering your property, click Restrict Guest. Enter their name and add notes for the gate staff (e.g., “Do not issue a pass”). The gate system will flag them immediately if they attempt to enter.
